Easy Canaria

1. Introduction

Welcome to Easy Canaria. These Terms and Conditions govern the relationship between Easy Canaria ("we," "our," or "us") and our customers ("you," "your") regarding our booking and management services. By using our services, you agree to comply with and be bound by these terms.

2. Services Provided

Easy Canaria offers comprehensive booking and property management services for property owners in Gran Canaria. Our services include:

  • Booking Management and Scheduling
    All property bookings are managed and coordinated by Easy Canaria. Property owners must ensure that the booking form on our website is fully completed to allow accurate communication with guests and the smooth handling of reservations.

  • Guest Communication
    We handle all direct communication with holiday guests before and during their stay to ensure a seamless guest experience.

  • In-Person Check-In Service
    We provide personal, face-to-face check-in services for all guests to ensure a warm welcome and smooth arrival process.

  • Check-Out and After-Stay Cleaning
    We coordinate guest check-outs and arrange for the property to be cleaned to a professional standard after each stay. Property owners are required to supply at least one spare set of duvet covers and pillowcases for each bed. Used covers will be laundered and returned in preparation for the next guest. Each guest that stays and is booked in at your holiday rental business will be entitled to 1 clean. If your guest is staying for a long period of time and requires more than one clean, this will be charged separately.

  • Property Maintenance
    Any necessary maintenance work will be scheduled with the next available technician. Labour costs are covered within your management plan; however, the cost of materials or replacement items will be billed to the property owner. No purchases or repair work will be undertaken without prior approval from the property owner.

  • Legal Assistance
    We offer legal support to assist with the operation of your holiday rental business. This includes the completion of application forms and provision of legal advice. Any fees related to applications, registrations, or official documentation will be charged to the property owner, with prior consultation before any expenses are incurred.

  • Airport Transfers
    We can arrange airport transfers for your guests. For properties located more than 45 km (one-way) from Las Palmas Airport (LPA), mileage fees may apply. Your account manager will discuss these fees with you in advance.

  • Greeting Hampers
    Personalised welcome hampers can be arranged for your guests. Please contact your account manager to create a custom hamper that suits your property and guest profile.

3. Fees and Payment Terms

We offer three flexible subscription plans to suit your needs:

  • Basic Plan — €99 per month

  • Advanced Plan — €149 per month

  • Premium Plan — €199 per month

Each subscription is billed monthly from the date you sign up and includes 2 bookings per month as part of the package. If you exceed the 2 included bookings in any month, additional bookings will be charged individually at the following rates:

  • Basic Plan: €60 per additional booking

  • Advanced Plan: €70 per additional booking

  • Premium Plan: €80 per additional booking

Note: Apartments with more than 2 bedrooms will require a separate price quote from your account manager, due to increased cleaning and service needs.

4. Cancellation and Refund Policy

  • Cancellation, Booking Changes & Refunds

  • If your customer cancels, you must notify Easy Canaria of the change immediately. Failure to do so may result in the loss of one booking entitlement.

  • Please notify your account manager of any cancellations by emailing: booking@easycanaria.com

  • Easy Canaria does not issue refunds for unused bookings. Instead, your booking will be saved to your account for future use.

5. Liability Disclaimer

Easy Canaria is not liable for:

  • Any actions taken by the holiday booker while staying at your property.

  • Any damage caused to the property by the holiday booker.

  • Any cancellations or date changes made by the holiday booker.

  • The health and safety of the holiday booker.

6. Professional Conduct

Easy Canaria commits to acting professionally at all times and prioritizing the interests of our customers.

7. Data Protection and Privacy

All GDPR and data protection matters are covered under our Privacy Policy. By using our services, you consent to our handling of personal data in accordance with our Privacy Policy.

8. Governing Law

These Terms and Conditions shall be governed by and construed in accordance with the laws of Spain. Any disputes arising from these terms shall be subject to the exclusive jurisdiction of the courts of Gran Canaria.

9. Amendments

Easy Canaria reserves the right to modify these Terms and Conditions at any time. Changes will be communicated through our official channels.

By using our services, you acknowledge that you have read, understood, and agreed to these Terms and Conditions.

Easy Canaria Monthly Subscription

1. Subscription Inclusions

All plans include two (2) check-ins per month. Additional check-ins will be charged separately based on your plan. Pricing is listed on our website.

2. Account Setup Fee

A one-time admin fee of €25 is charged to set up your account. This is only charged once, even if you change or restart your subscription.

3. Payments & Security

All payments are processed through a secure payment link. We do not store or access your payment details at any time.

4. Cancellations

You may cancel your subscription at any time by emailing booking@easycanaria.com. Cancellations take effect at the end of your billing cycle. Cancellations require a 30 day notice period, the 30 days will start from when written communication of cancellation is received.

5. Refunds

Easy Canaria does not issue refunds for unused bookings. Instead, your booking will be saved to your account for future use.

6. Plan Changes

You can upgrade or downgrade your plan anytime. Email us for assistance, and we’ll guide you through the process.

7. Property Maintenance Plan

Your subscription covers labour time for property maintenance. Material costs are not included. All materials or maintenance work will be confirmed with you before being carried out.

8. Legal Assistance & License Plan

We provide legal guidance and complete registration forms for necessary licenses. Any government fees or legal costs will be shared with you in advance. No work will proceed without your approval.

9. Airport Transfers Plan

Airport transfers are available and are subject to the total kilometres travelled. The pickup point for all customer transfers will be Gran Canaria Airport Arrivals. Your account manager will arrange your transfer setup during account creation.

10. Greeting Gifts

Greeting gifts are fully personalised. Your account manager will prepare a customised welcome hamper for you upon account setup, tailored to your preferences.

Private Client Terms and Conditions

1. Scope of Services:

Easy Canaria will provide full management of the Client’s holiday property listing, including:

Complete revamp of the booking page on Airbnb or Booking.com.

  • Professional photography and property staging.
     

  • Customer engagement and communication.
     

  • Handling guest check-ins and check-outs.
     

  • Organising and coordinating property cleaning services (cleaning billed separately).

2. Cleaning Charges:

Cleaning services are charged separately and are not included in the 20% commission. Costs vary depending on the number of cleans and the length of guest stays. Cleaning fees will be displayed in the Client’s private portal.

3. Commission and Payment:

Easy Canaria charges a 20% commission on the gross booking amount received via Airbnb, Booking.com, or similar platforms.


All bookings and payment details will be visible within the Client’s private portal.
The Client must remit commission payment within seven (7) calendar days after receiving guest funds. Late payments may result in service suspension or interest charges.

4. Exclusive Agreement:

The Client agrees to appoint Easy Canaria as the exclusive co-host and booking partner for a minimum of twelve (12) months. The Client will not engage any other property management or booking service during this term.

5. Customer Rating Improvement Guarantee:

If the property’s customer rating improves at any time during the 12-month contract compared to the starting rating, Easy Canaria’s obligation is deemed fully fulfilled. No refunds, discounts, or compensation will be applicable once an improvement is achieved.

6. Term, Renewal, and Termination:

The agreement is for an initial term of twelve (12) months. Early termination by the Client is not permitted.


To cancel at the end of the term, the Client must give written notice at least one (1) month prior to the contract’s expiry.


If no notice is given, the agreement will automatically renew for a further twelve (12) months under the same conditions.

7. General Applicability:

Privacy Policy

These Additional Terms must be read alongside Easy Canaria’s General Terms and Conditions. Where conflict occurs, these Additional Terms take priority for private clients.

Easy Canaria ("we," "our," or "us") is committed to protecting the privacy and security of our customers ("you," "your"). This Privacy Policy outlines how we collect, use, and safeguard your personal information when you use our booking and management services.

2. Information We Collect

We may collect the following types of personal data:

  • Personal Details: Name, email address, phone number, and payment information.

  • Property Information: Address, property details, and booking history.

  • Communication Data: Correspondence between you and Easy Canaria.

  • Payment and Transaction Data: Payment records related to bookings and service fees.

3. How We Use Your Information

We use the collected data for the following purposes:

  • To facilitate and manage bookings.

  • To communicate with you regarding services, payments, and updates.

  • To process payments and issue invoices.

  • To comply with legal and regulatory requirements.

  • To improve our services and customer experience.

4. Data Sharing and Disclosure

We do not sell or rent your personal information. However, we may share your data with:

  • Service Providers: Third parties who assist with payment processing, customer support, or operational tasks.

  • Legal Authorities: If required to comply with legal obligations or in response to lawful requests.

  • Business Transfers: In the event of a merger, sale, or reorganization of Easy Canaria.

5. Data Security

We implement appropriate security measures to protect your personal data from unauthorized access, loss, or misuse. However, no method of data transmission or storage is 100% secure, and we cannot guarantee absolute security.

6. Data Retention

We retain your personal data only for as long as necessary to fulfill the purposes outlined in this Privacy Policy, unless a longer retention period is required by law.

7. Your Rights

Under GDPR and applicable data protection laws, you have the following rights:

  • Access: Request a copy of your personal data.

  • Correction: Request correction of inaccurate or incomplete data.

  • Deletion: Request deletion of your personal data (subject to legal obligations).

  • Restriction: Request limitation on how we process your data.

  • Objection: Object to certain types of data processing.

  • Data Portability: Request transfer of your data to another service provider.
